Pecos Vista Apartments was a new construction, market rate, multifamily apartment project on a 12.64 acre site in Carlsbad, New Mexico. The project consists of 25 unit buildings and garages, a clubhouse, and an exercise room. There are 204 units consisting of one-, two-, and three-bedroom floor plans. All buildings are two- and three-story wood frame construction with stucco and concrete roof tiling.
As the Project Manager during the construction phase, I collaborated closely with the owner and their team, who also served as the contractor, to ensure an efficient construction workflow. My responsibilities included overseeing various construction administration tasks, such as managing submittals, responding to Requests for Information (RFIs), conducting site visits, and preparing field reports. I also organized and led project meetings with the owner and general contractor and documented meeting minutes. Upon closeout, I ensured that both the project documentation and closeout materials adhered to architectural standards as well as the HUD tax credit guidelines.
