Decatur Boulevard Residences

Location: Las Vegas Nevada

A 2021 design competition proposal, the Decatur Boulevard Residences are a modular, mixed-income housing development consisting of 350 units, including studios, one-, two-, and three-bedroom apartments, and tiny homes. The majority of units were affordable per a Low-Income Housing Tax Credit (LIHTC) program while some were market-rate. A central multipurpose clubhouse included the management office, a series of support offices, a demonstration kitchen and food pantry, computer lab, drop-in volunteer space, and additional community spaces. Site amenities featured a swimming pool, a community garden, dog park, and BBQ/picnic areas. The overarching design goal of the project was to foster a sense of unity and inclusivity, creating a shared and welcoming environment for all members of the community.

The design team explored several iterations of building layout and unit programming. Utilizing AutoCAD, Photoshop and Lumion, I helped come up with various building layouts that became the finalized design for the building footprints. I assisted with incorporating public spaces and proper circulation flow throughout the project site. I collaborated with other designers in our office to establish the facade design as well as the site design in order to fulfill the spatial requirements within the project constraints. The resulting competition drawings that our team produced consisted of site plans, landscaping plans, building plans, elevation drawings, and a series of renders.
